
This thoughtfully designed new-build family home in Rosewell, Midlothian, was a rewarding project delivered amidst the complexities of both the Covid pandemic and Brexit. Located beside a listed doocot structure, the development required careful coordination across planning, heritage, and building warrant approvals.
Initially designed by David Blaikie Architects, MDA Studio was appointed post-planning to revise the internal layout to better suit modern family living. Working closely with the client, we adapted the plans to include a larger open-plan kitchen-dining area, a functional utility room, home study, and reconfigured bedrooms and bathrooms — delivering a truly flexible layout.
Given the presence of the listed Thornton Doocot, we successfully navigated sensitive planning amendments and secured full building warrant approval. MDA Studio continued to support the client through the entire self-build process, helping to coordinate and oversee the on-site build.
The final result is a light-filled, energy-efficient new-build home that responds to the family’s lifestyle, future-proofed for growing needs — and grounded in its rural, Midlothian setting.
