This exciting project, located within the Colinton Conservation Area, has successfully secured both planning and listed building consent for the transformation of a Grade B listed property. The proposal is a carefully considered response to the building’s historic character, combining sensitive restoration with bold contemporary design.

At the heart of the scheme is the removal of an outdated conservatory, to be replaced with a striking new addition that reuses elements of the original stonework while introducing modern form and materiality. The new extension will house a vaulted living and dining space — a light-filled, spacious environment designed to connect seamlessly with the existing home.

Internally, we are opening up the ground floor to create a modern open-plan kitchen, living, and dining arrangement, bringing a new sense of flow and function to the traditional layout. A new contemporary utility entrance will also be introduced, connecting the main house with the outbuildings to improve everyday circulation and usability.

This project reflects our studio’s approach to working with heritage — respecting the past while making space for contemporary living.

Construction is expected to begin in late 2025, and we look forward to bringing this design to life.
