Why have I made my fees accessible?

Over the years I have spent a lot of time meeting potential clients and then sending over a fee proposal based on their project. It is a time consuming process and I would rather be upfront about fees with new enquiries so I am not wasting your time or my own time.

I understand that potential clients are keen to know the cost of my services. I have prepared some example pricing below to give you an idea of what to expect and to be transparent on the costs involved. These fees are indicative only as each project is priced based on the complexity of the project.

Fees are based on a fixed-price structure rather than a percentage of construction costs — providing clarity from the outset and ensuring our focus stays on delivering value, not driving up the build cost.

Fee Guide – Important Information

This fee guide is intended as an outline only and is based on projects located within Edinburgh, the Lothians, or Fife. It assumes the use of standard construction methods and materials.

Please note:

  • The proposed fees exclude Interior Design and Landscape Design services. These can be provided as additional services if required.

  • Fees do not cover any third-party costs, such as those from structural engineers, quantity surveyors, or other consultants.

  • Local authority planning and building warrant application fees are not included.

  • Where planning applications relate to agricultural land or land with unclear ownership, an additional advertisement fee may be payable to the council.

  • In the event of a planning refusal or appeal, further charges will apply for any additional work required.

  • The tendering stage covers up to three contractors. Tendering to more than three will incur an additional fee.

  • Projects can extend over several years. Fees will therefore be reviewed annually and adjusted in line with the Retail Price Index (RPI) until completion.

  • Fixed-price fees are based on the project design remaining unchanged from the feasibility stage. If the scope or brief changes, a revised fee proposal will be issued.
